Put away the patio furniture.

Are there large things on your patio that will shift with a gust of wind? Secure patio chairs, tables and barbeques, and put away patio umbrellas. If you can, store them in the garage or shed. It would also help to clean up leaves, branches or other debris that might blow around and damage things in the yard.

Clean and check the gutters.

Your home鈥檚 gutters and downspouts are critical to its drainage system. If your gutters are clogged or damaged, it will prevent water from properly draining away from your home. If it pools around the foundation, it can cause damage and even basement flooding. Before you go, make sure your gutter system is clean and clear.

Deal with your pool.

If you have a pool, leave the pump running while you are away to prevent algae growth. Put on the pool cover so debris doesn鈥檛 get into the pool and plumbing. Use a heavy-duty pool cover so a crossing animal, like a squirrel or cat, doesn鈥檛 fall through. Ensure the gate to your pool or yard is locked before you go.

Unplug appliances and electronics.

Unplugging your appliances and electronics while you鈥檙e away will help you save energy costs. Plus, it will protect them from frying in the event of a power surge! Lightning storms, power outages or issues with the utility equipment cause power surges.

Unplug things like microwaves, gaming consoles, lamps and computer equipment. You can do a walk-through of your home and unplug as many items as possible. Don鈥檛 unplug your internet modem or wireless router if the equipment supports your home security system.

Shut off the water.

Turn off the water at the main shut-off valve. This can save you a watery mess when you get home! Leaking pipes or water heaters can cause significant water damage. If water issues are left for too long, it can cause mildew and mould growth. Both are a health hazard and expensive to remediate!

Set the thermostat.

Adjust your thermostat to save on heating and cooling costs while away. You can adjust it to be cooler in the winter and warmer in the summer. Even moving it a few degrees will result in noticeable energy savings.

Check windows and doors.

Do a walk-through of the entire house and ensure windows and doors are closed and locked. Close the drapes and blinds to preserve energy. You can leave the front window coverings slightly open so it looks like someone is home and deters would-be intruders.

Make sure your garage doors and windows are shut and secure. If you have garden or storage sheds, lock them up, too.

Set the alarm.

If you plan to be away for an extended period, investing in a home security system is wise. Even the security company鈥檚 sign on your front lawn can deter potential criminals. If you have an alarm, arm it in away mode before you go. It will give you extra peace of mind knowing it is armed and monitored.

Have someone check your home.

Ask a neighbour or family member to check on your home while you鈥檙e away. They can look for things you may have forgotten, ensure your HVAC system is running, and there are no noticeable water leak issues. Most homeowner insurance companies require vacant homes to be checked every third day to comply with the policy. Check your policy and make sure you鈥檙e doing everything you can to ensure coverage in the event of an accident or damage while you鈥檙e away.

You鈥檙e going on vacation, so leave the stress behind! Preparing your home for your extended holiday will help you rest easy while away.
